CHECK–IN TIME: 5:00 p.m. CHECK-OUT TIME: 11:00 a.m. No smoking or vaping allowed inside the house. When smoking outside, please dispose of butts in ash trays provided. No candles allowed. No pets shall be allowed on the property at any time. Guest must be an adult over 25 years of age and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends, responsible adults or children under direct adult supervision. MAXIMUM OCCUPANCY: Maximum occupancy is 16 (sixteen) persons. No other persons shall occupy the property. This property may not be assigned or subleased to any other person. Maximum number of vehicles is 6 (six). WHAT IS SUPPLIED: The property is fully furnished and equipped with sheets, towels, blankets, pillows, washer, dryer, fully equipped kitchen, and furnishings. Dishwasher and dish soap are supplied. Paper products are supplied but will not be replaced if consumed during your stay. Personal care products (including laundry detergent) are NOT supplied. SPA: There is a Spa for your enjoyment. For more details, please see House Manual upon arrival. Maximum number of people in spa: 5 (five). Please cover spa at all times when not in use. If an emergency service call is made due to negligence, the fee will be deducted from security deposit. SECURITY DEPOSIT: A damage/security deposit is required. Your damage/security deposit will be processed and sent back to you approximately 14 days after departure date, in full, unless to cover excess cleaning fees, excessive garbage charges, phone charges, or missing/damaged items. Guest is liable for all costs due to negligence to home and will be deducted from security deposit. If damage is more than security deposit, excess charges will be billed to guest to cover full cost of damages. Additional fees will be charged and or deducted from your Security Deposit for the following: Excess heating or cleaning cost, Service calls caused by neglect of you or your group, broken or missing items, tampering with security cameras, garbage not bagged in black trash bags. CANCELLATIONS: Per Airbnb policy CONDITION OF THE PROPERTY: Upon arrival, guest shall immediately report to owner any damage or defects in the property. Guest shall be responsible for all damage to the property not reported. While a cleaning service is provided, Guest shall surrender the property in the same condition as upon arrival. This includes leaving the house free of all garbage and personal possessions of the Guest. Guest is liable for all replacements and repairs that are outside what is considered normal wear and tear, and Guest authorizes Owner to deduct the cost of any such replacement or repair from the security deposit. If such replacement or repair exceeds the damage deposit amount, then guest is responsible for reimbursement of the difference to Owner. The Property is carefully inspected prior to your arrival; however, deficiencies can still occur. Should you have a problem, please report it to the Owner as soon as it is discovered. We will make every reasonable effort to correct the problem in a timely manner. However, deficiencies such as appliances or other malfunctions, cleaning problems, or utility problems do NOT justify a refund. CLEANING: There will be a cleaning fee of $295. The property will be inspected, sanitized, and cleaned after your departure. You are required to leave the property in the same general condition that you received it by making sure dishes are put in the dishwasher and the used towels are left on bathroom floors (See House Manual upon arrival for more detail). Trash and recycling are managed in accordance with garbage guidelines to be found in the House Manual upon arrival. If additional cleaning is required, charges will be deducted from your security deposit. NON-LIABILITY OF OWNER: The Owner shall not be liable for any loss, personal injury, or property damage to the Guest or other person on any part of the Property. Guest agrees to indemnify Owner from any and all such claims. Guests use the property and amenities at their own risk including, but not limited to, spa, bunk beds, and stairs to the loft. SECURITY: House must be kept secure when guests leave for the day. Security of the home is the guest’s responsibility during their stay. Upon departure, guest must lock front and back door. WEATHER: No refunds will be given for too much snow or lack of snow. Lastly, please be considerate of our neighborhood and community. Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the rental agreement and forfeiture of the guest’s security deposit and rents.

Mike was a great host and went above and beyond with communication. This location is prime for Killington. You can walk to all the restaurants and a quick 5-minute drive to the mountain. The pictures are very accurate.

If I could give this place more stars I would! The host was easily to reach and extremely helpful. The home was beautiful and two minutes to the mountain. Tons of room for us to relax after a day of riding. We will be back 100%
